Reigate sits below the North Downs escarpment with Reigate Hill directly to the north. The town is well served, but the properties on the hill, in the Wealden villages to the south and along the lanes towards Leigh and Newdigate frequently are not.

The chalk escarpment rises steeply north of the town and is wooded along its length. To the south the land flattens into the Weald, with heavy clay farmland, hedgerow oaks and scattered farmsteads.
Victorian and Edwardian houses in the town, substantial homes on the hill, and Wealden farmhouses, tile-hung cottages and barn conversions to the south.
The Wealden villages south of Reigate are dispersed and agricultural, with long driveways and properties well away from the road, which is exactly where copper broadband performs worst.
Properties directly beneath the escarpment usually need the dish on the southern aspect. In the Weald, wall and barn mounts are generally straightforward given the open farmland.
Rural offices, farm diversification units and equestrian businesses in the Weald form the main commercial demand.
